1. Who we are

This Privacy Policy applies to the website mrhomez.com (the "Website"), operated by Mr. Homez, Mohali, Punjab, India ("Mr. Homez", "we", "us"). For the personal information described here, Mr. Homez is the party that decides how and why it is processed. It should be read with our Terms & Conditions and Disclaimer.

2. Information we collect

Information you give us

• Enquiries and callbacks: your name, mobile number, any message you write, and the page you sent it from.
• Site-visit bookings: your name, contact number, preferred date and time and the project or property concerned.
• Account registration: your name, email address, mobile number and a password. Passwords are stored only in hashed form; we cannot read them.
• Posting a property: the property details, photographs and your contact details as owner or agent.
• Reviews, shortlists and saved searches that you create while logged in.
• Anything you send us by email, phone or WhatsApp.

Information collected automatically

• Technical data: IP address, browser and device type, pages viewed, referring page and the date and time of requests. We use the IP address and browser details for security, for example to limit repeated failed logins.
• Approximate city: to show relevant listings we look up your approximate city from your IP address through a geolocation service and remember it in your browser's local storage. We do not collect precise location.
• Tool usage: anonymous counts of which calculators and tools are used.

We do not ask for or knowingly collect sensitive information such as financial account numbers, government ID numbers or health data through the Website. Please do not include these in messages.

3. How we use your information

• to respond to your enquiry, arrange callbacks and site visits, and send the details you asked for;
• to connect you with the builder, promoter, agent or owner of the project or property you enquired about;
• to create and run your account, shortlist, saved searches and search alerts;
• to review, publish and manage properties and reviews you submit;
• to contact you by phone, SMS, WhatsApp or email about your request and similar properties;
• to keep the Website secure, prevent spam, fraud and misuse, and fix problems;
• to understand how the Website is used and improve it;
• to meet legal obligations and respond to lawful requests.

We process your information on the basis of your consent, given when you submit a form or create an account, and for the legitimate uses the law allows, such as security and legal compliance.

4. Who we share it with

We do not sell your personal information. We share it only as follows:

• Builders, promoters, agents and owners: when you enquire about a project or property, we pass your name, contact number and message to the relevant advertiser or a partner agent so they can respond. They are responsible for how they use it afterwards.
• Service providers that help us run the Website, such as our hosting provider, email delivery, analytics and spam-protection services, under appropriate confidentiality.
• Authorities, when required by law, court order or to protect our rights, users or the public.
• A successor, if the business or Website is reorganised or transferred, subject to this Policy.

Reviews you post, and property listings you submit once approved, are public. Your contact details on a listing are shown only as needed for buyers to reach you.

5. Cookies and similar technologies

• Essential cookie: a session cookie keeps you logged in and protects forms. The Website cannot work properly without it.
• Local storage: your browser remembers your selected or detected city.
• Analytics: we use Google Analytics to measure visits and page usage. It sets its own cookies and receives technical data such as your IP address and pages viewed.
• Spam protection: login, registration and property forms use Google reCAPTCHA, which collects device and interaction data to tell people from bots. Google's Privacy Policy and Terms apply to it.
• Embedded content: maps, videos and fonts loaded from third parties such as Google and YouTube may set their own cookies.

You can block or delete cookies in your browser settings. Blocking the essential cookie will stop login and some forms from working.

6. How long we keep it

We keep enquiry and site-visit records for as long as needed to serve the request and for a reasonable period afterwards for follow-up, record-keeping and dispute resolution. Account information is kept while your account is open. Security logs are kept for a short period. We delete or anonymise information when it is no longer needed, unless the law requires us to keep it longer.

7. How we protect it

The Website is served over HTTPS, passwords are stored as one-way hashes, access to the admin area is restricted and logged, and forms are protected against automated abuse. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. If you believe your account has been compromised, contact us immediately.

8. Your rights and choices

Subject to applicable law, including the Digital Personal Data Protection Act, 2023, you can:

• ask us to correct or update it;
• ask us to delete it, or close your account;

9. Children

The Website is meant for adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has given us information, contact us and we will delete it.

10. Third-party websites

The Website links to other sites and services, such as developer websites, maps and WhatsApp. This Policy does not cover them. Please read their own privacy policies.
