Motia Stonegate

Motia Stonegate is a recently launched plotted township by Motia Builders Group on Padiala-Barauli Road in Kurali, on the north-western fringe of Greater Mohali. The layout sits right beside the Bharatmala Expressway and ties into the NH-21 Chandigarh-Manali highway and the IT City-Kurali bypass, which is the main reason the developer pitches it as a long-term land play for the Tricity.

The township is planned around residential plots of 100 to 150 sq yd, sold both as independent plots and as S+3 plots that allow stilt-plus-three-floor construction; a market write-up puts the total at about 200 plots. Infrastructure includes a 60 ft paved entrance road, wide well-lit internal streets, 24x7 water supply, an STP-linked drainage system and rainwater harvesting, while residents get parks, an open-air gym, a yoga zone, kids play areas and senior-citizen sitting corners inside a gated, CCTV-monitored campus.

The project is registered with Punjab RERA as PBRERA-SAS80-PR1277, with a completion timeline cited around mid-2030. Motia Builders Group has already delivered 13 projects across Zirakpur, Mohali, Kurali, Panchkula, Kharar and Baddi, including the neighbouring Gill Estate and Dwarka Riverfront plotting schemes in Kurali. With Kurali railway station about 1.5 km away and the airport roughly 31 km by road, Stonegate suits buyers looking for early-stage plot prices along the expressway corridor.
